Terms to Know:

  • Moratorium Eviction: The eviction moratorium prohibits any action by a landlord, owner, or other person to remove or cause the removal of a covered tenant from the residential property for non-payment of rent. 
    • Example: Due to the state ordered eviction moratorium, Tom could not be evicted from his apartment for missing a month’s rent.  
  • Unpaid Rental Debt: This includes money allegedly owed relating to a current or prior tenancy, and includes amounts for rent arrears, claims for unpaid rent after breaking a lease, and claims for alleged damage to the rental unit. This debt, when reduced to a judgment, can result in wage and bank account garnishments. 
    • Example: Harry is still owed several hundred dollars in unpaid rental debt from a previous tenant. He will most likely have to get a lawyer involved in order to collet the missing funds.  
  • Consumer Debt: This consists of personal debts that are owed as a result of purchasing goods that are used for individual or household consumption. Credit card debt, student loans, auto loans, mortgages, and payday loans are all examples of consumer debt. 
    • Example: Jack has a good deal of consumer debt between his student loans and the mortgage on his home.
