The Influence of Aesthetic and Design

The architecture and external design of industrial structures were previously an afterthought however today, visual appeal, just as in residential, can make the difference in securing a lease or not.  Just as in an office building, a company with an office based in an attractive surrounding can make a significant difference when trying to recruit workers.  Typically, an employee finds significant value in work inside an aesthetically pleasing and environmentally comfortable office building. Industrial real estate tenants share this sentiment as well.  If presented with the option of picking one industrial structure from a selection of equally equipped, sized, and priced structures, they would select the more physically appealing one.

Additionally, tenants who owner-occupy an industrial building understand that in addition to the building’s usage and functionality, the building’s design and aesthetic will also have influence on its resale value. If their building exhibits greater curb appeal than the others around it, more buyers could be interested.
